Subject
Bylaw No. 1620 - Application to amend the maximum density permitted in Area 6 of the CD6 (Comprehensive Development 6 – Bear Mountain) Zone for 1431 Grand Forest Cl
BACKGROUND
At their Regular Meeting of May 2nd, 2016, Council passed First Reading of Bylaw No. 1620 and supported the applicant’s proposal to amend the open space requirement from approximately 55% of the original parcel to a minimum of 40% and to increase the maximum lot yield beyond 15 lots if an additional amenity contribution of $7,500 per lot in excess of 15 is provided.
A Public Hearing with regards to this bylaw was held on July 18th, 2016.
COMMENTS
An amendment to the current open space requirement of ~55%, registered in a Section 219 Covenant on title, will occur as part of the Phase 2 Development Permit and Subdivision processes to reflect the actual open space percentage proposed and supported by the project biologist. Per Council’s direction, the open space will not be less than 40% of the original parcel.
Bylaw No. 1620 secures the $7,500 contribution for every lot created in excess of 15 lots.
As there are no conditions to fulfill prior to consideration of Bylaw Adoption, Council may wish to proceed with adoption of Bylaw No. 1620 at this time.
