Theme Description Count
General Support Respondents either did not provide an answer to the question or stated that they supported the draft of the guidelines. 26
Character Considerations Respondents expressed the need to improve and decide on what the Langford’s Character will be, stating that current infill development does not "fit in". It was said that the guidelines need to include more local considerations, such as input from artists, historians, or the inclusion of local flora and fauna, and preserve natural character and heritage, such as older buildings. Integrating more community gathering spaces and creating heat-mitigating building designs were expressed as favourable options. Ensuring privacy values are upheld was expressed too. 8
Implementation Respondents expressed that it was unclear how the guidelines will be implemented and whether certain guidelines will contradict others. For example, it appears guidelines 1.4 and 1.5 can override guidelines 1.1-1.3. There needs to be more consideration towards North Langford. Concern was expressed that these guidelines will not be followed and effectively implemented. It was questioned why development permits are required for building a duplex, but not a single-family home with a suite. More information was sought on how guidelines related to "protect and enhance our urban forest" will be implemented. Finally, permitting and regulatory overlap between ALR and rural properties was identified as a barrier to development. 7
Language Concern was expressed that the guidelines were too general and, therefore, risk being manipulated. Others thought the guidelines were overly complicated and difficult to interpret. More clarity was desired related to impermeable surfaces. 4
Green Space Availability Preserve existing green spaces and connect green spaces via corridors. Provide more parks and preserve more trees. Help mitigate heat islands by providing natural landscaping. 3
Accessibility Considerations Greater emphasis needs to be focused on sidewalks, bike lanes, and access to nature and forested areas. More guidelines that speak to creating accessible spaces for all users is necessary. 2
Financial Concerns Concern was expressed that these guidelines will increase the cost of building in Langford. More attention needs to be paid towards decreasing the cost of living. 2
Survey Communications It was stated that there was quite a bit of information to digest, and that a video with examples could help better communicate the information. 2
Other It was suggested that having more two-lane roads, rather than one ways, would help alleviate traffic congestion. 1
